A complete demolition and build back of the Orchid Court Lounge. The demolition of office and back of house spaces then transform into the Tuk Tuk Market, as well as the renovation of the existing check in, concierge and service areas throughout the lobby.
Challenges:
The phased construction both accommodated and complimented the normal operations of this exclusive resort. Installing the plumbing and electrical components was a major undertaking considering the twenty-year-old post tension cabling running through the slabs of each floor. With over 30 year history with Universal Orlando Resort, JK2 is attuned to the logistics required to meet and exceed client expectations in both quality and safety.
Total renovation of the existing Emeril’s restaurant to create the new big fire grill. JK2 increased the existing floor area of the structure to 14,000SF on the first and second floors of the three story building after stripping the interior of the building back to the original structure. An all new kitchen with wood burning exhibition grill and exhaust scrubber offer guests a view into the heart of the restaurant. All new mechanical, electrical and plumbing and fixtures were added. The focal point of the interior finishes is a 50′ lighted canoe hanging from the exposed structure three stories above the open air dining area.
Challenges:
Located in the heart of CityWalk, construction took place during the day and night with double shifts to meet the complex schedule to coincide with the opening of Hagrid’s Magical Creatures Motorbike Adventure. Demolition commenced as the final construction drawings were being developed, requiring a close partnership with the design team and the client to maintain the project schedule and provide solutions to complex unforeseen existing conditions not detailed in the drawings.
Exterior and interior demolition and renovation of the former Beverly Hills Boulangerie located inside Universal Studios Florida into a Cafe with finishes and ambiance to pay tribute to Studio A1, where the TODAY Show television program is filmed.
Challenges:
Situated just inside the entrance to Universal Studios Florida, this project was completed after hours within a three month time frame. Highlights include all new finishes, custom electrical fixtures, custom millwork, full service kitchen equipment and exterior renovations to the building facade. JK2 procured the design intended FF&E for this project within this tight timeline.
The Voodoo Doughnut project involved the renovation of a 2,400-square-foot skateboard shop into a specialty kitchen, doughnut shop, and retail store in the heart of Universal CityWalk. This consisted of selective interior and exterior demolition, including all electrical and mechanical systems, and construction of a fully operational kitchen. The kitchen required the tie-in of all wastewater, water supply, electrical, and refrigeration to existing Universal utilities. The interior also required new electrical distribution, air handlers and ductwork, a kitchen hood system, cooler and exhibition kitchen. The exterior required new storefront glass, parapet, ACM panels and an automatic door system. All of the project required some impressive finishes, props, and displays.
Challenges:
The project from the demolition phase to the opening date had to be completed in only four months. Logistically, the project required both nighttime and daytime deliveries to the front of the store because of the lack of access from the tunnel and the large equipment that had to be delivered. Security had to escort multiple deliveries during park hours, as the schedule dictated. JK2 had eight lifts working in 900 square feet with a spiral staircase going up in the middle of the room in order to complete the project on time – including stacking the HVAC, working on electrical, installing props, painting, finishing the storefront, and installing decorative metals. All work had to be done while protecting the multiple uses of the tunnel and storage areas below. JK2 was incredibly proud of our work and the work of our partners to finish this project and make it a staple for visitors to Universal CityWalk. The photos show just how SWEET this project was!
