JK2 Construction donates to, participates in Extreme Makeover: Home Edition in Florida

Who doesn’t love flipping on the TV to watch as in just minutes, construction crews build a fantastic home from the ground up?

JK2 Construction was excited to be part of that TV magic in real life last week with Taylor Morrison and Extreme Makeover: Home Edition.

The iconic Extreme Makeover: Home Edition bus is back on the move as the show is set to return, and this time it was in Auburndale, Florida. In partnership with national builder Taylor Morrison, the show built two homes for Polk County families. One home has six bedrooms and three-and-a-half bathrooms while the other has five bedrooms and three-and-a-half bathrooms.

JK2 Construction was proud to contribute as a donor to this transformative project. Not only that, but our very own Griffin Molotky served as one of more than 100 volunteers who donated time and expertise in construction to make the project happen. As one of Taylor Morrison’s leaders shared with the Ledger, making the “TV magic” happen actually meant the reality of a five-day build—which takes plenty of muscle.

The crew worked tirelessly, even through Hurricane Debby’s impact, all to get the homes ready for some deserving families. We’re so proud of Griffin and happy to have contributed to the efforts of an amazing partner like Taylor Morrison. We can’t wait to tune in to see them “Move that bus!” when the episode is live—and love imagining the wonderful memories these families will have in these homes.

JK2 Construction featured in Landscape Architect magazine for Windsor Island Resort project

JK2 Construction was honored to work with Foster Conant & Associates and several other partners on Windsor Island Resort, an amenity package and hardscape project with a 15,000-square-foot amenity center. Company named to Gator100 list for fifth time

APOPKA, Fla. (April 22, 2024) – Employees at JK2 Construction are busting out the Gator Chomp. The company was recently recognized by the University of Florida as one of the fastest growing Gator businesses in the world.

JK2 Construction has been named to the Gator100 list for the fifth time. The awards, in their 10th year, recognize the 100 fastest-growing businesses in the world that are owned or led by alumni of the University of Florida. The list comprises some of the most innovative and successful businesses in U.S. and beyond.

“We are extremely excited to be included in the Gator100 list for the fifth time,” said Rick Amundson, President and CEO at JK2 Construction. “The education I received at the University of Florida set me up for a successful career—and I know the same is true for many of my colleagues. It’s an honor to be recognized for that on a world stage by an institution that gave us so much.”

The honorees are chosen and ranked based on compounded annual growth rate (CAGR) over a three-year period. To qualify, companies must have been in business for at least five years and had revenues of $250,000 or more every year since 2020. From January 2020 to October 2023, a UF alumnus or alumna must have owned 50 percent or more of the company, or have served as chief executive, or have founded the company and served on the senior management team. Ernst & Young calculates the CAGR. Hundreds of companies apply for the honor each year.

Paul and Joan Holmes represented JK2 Construction at the awards ceremony in Gainesville on April 20, 2024. The company was ranked No. 78.  

JK2 currently has several UF graduates in leadership roles, including Founder Paul Holmes, President and CEO Rick Amundson, Director of Pre-Construction Dan Shaffer, and Office Manager Joan Holmes.

Paul Holmes earned a Bachelor of Science with honors in business, followed by graduate studies at the School of Building Construction. Rick Amundson received a Bachelor of Building Construction. Dan Shaffer received a Bachelor of Finance.

Tohoqua Reserve

Scope:

Life in the golden years does not get any better than at Tohoqua Reserve in Kissimmee. Residents of this luxury 55+ community by Pulte Homes can enjoy just about every amenity they could ever want. JK2 Construction helped make that possible with a 5,462-square-foot amenity building with an exercise room and community gathering space. We also added the crown jewel of the community: A 2,000-square-foot resort-style pool with four sun shelves. When residents get tired of lounging by the pool, they can enjoy pickleball and bocce sports courts and a gorgeous fire pit. With the amenities JK2 Construction was able to provide, Tohoqua Reserve is the perfect home for active adults.

Challenges:

Residents of Tohoqua Reserve expect the best, and we did everything we could to deliver. That meant facing some challenges head on. Recently JK2 Construction, as well as the rest of the world, has seen economic challenges and labor shortages complicate projects. We rose above these factors on this project, using our industry expertise to finish on time and on budget for a longtime building partner and their residents.

 

Windsor Island Resort

CASE STUDY:

Windsor Island Resort

Scope:

Vacation should feel like an escape. That’s exactly what JK2 Construction tried to deliver with the amenity package and hardscape for Windsor Island Resort. JK2 Construction oversaw the construction of a 15,000 SF amenity center with an indoor/outdoor tavern, providing luxurious amenities for this vacation rental resort. The project also included a stunning 6,000 SF zero-entry pool, lazy river with two slides, interactive water pool, 9-hole putt-putt golf course, beach volleyball court, basketball court, drink bar and 10 private outdoor cabanas. We know this awesome amenity will provide guests with vacation memories for many years to come.

Challenges:

As with any project, JK2 combatted several challenges to ensure this project came in on time and on budget. We overcame material shortages, cost increases, and labor shortages to ensure this project was a success for the client.

 

Del Webb Sunbridge

CASE STUDY:

Del Webb Sunbridge

Scope:

JK2 Construction’s first project on the Del Webb Sunbridge community was literally the first thing residents see when returning home. We constructed the gatehouse and entry hardscape for the growing community of 1,100+ homes for active adults. This included two massive fountains that immediately invoke a sense of peace and welcome. Following the success of the entry, JK2 was tasked with one of the company’s biggest ground-up projects-to-date—construction of a one-of-a-kind amenity experience called the Hammock Club, featuring a nearly 27,000-square-foot amenity center and surrounding areas, which serves as the centerpiece in the community for residents to enjoy. Amenities include a 5,512-square-foot multipurpose room, 4,072 square feet of fitness/exercise/yoga space, a full-service tavern & bar, pool building, zero-entry resort pool, resistance pool, spa, seven pickleball courts, two tennis courts and more.

Challenges:

Not only was this one of JK2’s most expansive projects to date, but it also occurred in the middle of a global pandemic, which came with numerous challenges. We overcame material shortages, cost increases and most importantly considerations for public health to make this project a success.

JK2 Construction receives Eagle Award for Del Webb Sunbridge Hammock Club

Construction company honored by ABC of Central Florida

APOPKA, Fla. (Oct. 18, 2022) — JK2 Construction has built a reputation for delivering excellence, even on some of Central Florida’s biggest, most challenging and most notable construction projects. The company did it again in a big way in 2023.

JK2 Construction was recently honored with the Eagle Award for Excellence in Construction for its work on the Hammock Club at Del Webb Sunbridge, a 55 and up retirement community in St. Cloud, Florida.

The award is given by the Associated Builders and Contractors of Central Florida for top projects in the industry.

“JK2 has been working with the Del Webb Sunbridge community since 2019, building fountains, a guardhouse and entry features, as well as the main amenity center. We’re very proud to have provided their residents with a one-of-a-kind amenity experience,” said Rick Amundson, President of JK2 Construction. “We’re thankful to the ABC of Central Florida for this honor and recognition in our industry and thank our team members and partners for their work on project.”

JK2 Construction’s indoor work on the Hammock Club included a multipurpose room with an indoor stage, a fitness space, a full-service tavern and bar, an arts and crafts space and a catering kitchen. Outdoors, the project included the construction of a resort pool, a resistance pool, an outdoor kitchen, a spa and restrooms accessible from the pool and sport court areas, which includes seven pickleball courts, two tennis courts, two fire pits, a corn hole area and an outdoor stage.

The Eagle Awards are presented yearly by ABC Central Florida in recognition of exceptional construction projects. JK2 Construction has a strong history at the awards, receiving a total of nine awards in the last seven years. The awards were held Saturday, Oct. 14 at the Hilton Orlando.

CASE STUDY:

Isles of Lake Nona

Scope:

Construction of a 5,950-square-foot community clubhouse. Amenities include a pool, splash pad, tot lot and sports courts in the rapidly growing Lake Nona area.

Challenges:

This project was split into two phases which caused some site coordination challenges. We were able to overcome those challenges and completed the clubhouse and amenity area on time and within budget.

JK2 Construction announces new leadership team

Next generation prepared to continue legacy of excellence

APOPKA, Fla. (November 21, 2022) — From the days of Paul Holmes working in a barn on his property with his wife and co-founder, Joan, and brother, Michael, JK2 Construction has always been a family company. Now, the next generation is ready to continue the legacy of the multi-million-dollar business and make it their own.

JK2 Construction today announced its new leadership team, including three of the company’s senior staff members who are now principals.

Following the announcement of Paul Holmes’ retirement earlier in 2022, longtime business partners Rick D. Amundson and Michael Holmes were tapped to lead operations. Rick Amundson has taken over Paul Holmes’ role as President and CEO, and Michael Holmes remains as the company’s Director of Field Operations. Paul Holmes will remain as a minor shareholder and have an advisory role to the company.

In addition, Rick Amundson and Michael Holmes welcomed three new partners to ownership positions. Tucker Holmes will serve as Vice President and COO; Brian Colville will serve as Director of Project Management; and Dan Shaffer will serve as Director of Pre-Construction. The announcement happens to come as JK2 celebrates its 35th anniversary year. 

“When you start a business, you hope you might build something worth passing down,” Paul Holmes said. “I’m incredibly proud of what JK2 Construction has become. Our reputation for excellence is because of the hard work of all of these team members, and I’m excited to watch them continue to build this into something even bigger.”

Tucker Holmes has been with JK2 Construction since 2015 as a project manager and operations manager. He earned a Bachelor of Science degree in Construction Management from the University of North Florida and has extensive experience in the construction field. He has experience in management as well as working in the field as a carpenter and equipment operator.

Brian Colville has been with the team since 2016 as a project manager. He earned his Bachelor of Science in Business Administration from the University of Notre Dame. He has a background in business, having run his own business in the medical industry before returning to his love of construction professionally at JK2 Construction. Brian Colville was born into a construction family and is glad to get back to his roots.

Dan Shaffer joined JK2 Construction in 2018. He has a Bachelor of Science in Finance from the University of Florida and brings 15+ years’ experience in purchasing and estimating to his role. He takes a strategic approach to estimating and works with the team to ensure projects come in on time and under budget.

The new principals, along with Michael Holmes and Rick Amundson, plan to continue the reputation of excellence JK2 Construction has earned as a trusted general contractor and partner on some of the largest projects in Central Florida.

“We are going take what Paul started and continue building on his legacy,” Tucker Holmes said. “For us, this is like how Paul felt when he started this business in 1987. We see this as our ground floor, and we’re excited to take it from here.”

JK2 Founder Paul Holmes announces retirement

Leading general contractor will continue reputation for excellence

APOPKA, Fla. (June 28, 2022) — JK2 Construction today announced that its founder, Paul Holmes, will retire at the end of the year. He will move into an advisory role by creating the position of Chairman.

Holmes started JK2 in 1987 with the goal of building a multi-generational business that worked with honesty and integrity always. In 2022, the company is celebrating its 35th year.

“I’m incredibly proud of the business I’m leaving behind,” Holmes said. “Along with my talented team, I have been blessed to build JK2 into a company that has a reputation for excellence working on some of the top projects not just in Central Florida, but in many industries. It’s a legacy I am proud to pass on to the next generation.”

Holmes graduated from the University of Florida with a Bachelor of Science with honors in business. After building his own home in Apopka, he realized he had a passion for construction and completed graduate studies at the School of Building Construction.

When he founded JK2 Holmes Constructors, Inc., Holmes was the only employee. His wife, Joan, occasionally stepped in to do the books. But with a focus on exceeding expectations and building relationships, Holmes built JK2 to a multi-million-dollar business with 20 employees. 

The company spun off its custom fabrication division into an independent business, JK2 Scenic, in 2017. It has done extensive work at Orlando’s theme parks, as well as for national home builders and has been recognized with numerous awards for construction excellence and business growth.

As Holmes leaves the day-to-day, his brother, Michael Holmes, and longtime partner, Rick Amundson, will lead operations. A new generation is also working in the business; Paul Holmes’ daughter, Julie, leads JK2 Scenic, and Michael’s sons, Tucker and Garrett, help lead JK2 Construction along with Director of Pre-Construction Dan Shaffer and Senior Project Manager Brian Colville.

Paul Holmes will remain as a minor shareholder.

Lakeview Preserve

Scope:

Design/Build of a 3,800 SF amenity center.  Amenities included a multipurpose room and fitness center. A 1,900 SF beach entry pool with adjacent 900 SF splash pad were also part of the scope, as was a tot lot, outdoor shade structure and trellis. 

Challenges:

This site was divided into two tiers separated by a retaining wall. The upper tier contained the majority of the project (building/pool). The lower contained a nature trail and picnic area.

 

Live Oak Lake

CASE STUDY:

Live Oak Lake

Scope:

Design/Build of 3,400 SF amenity center. Amenities included a community room and fitness center. A 2,435 SF pool and tot lot were also included in our scope.

Challenges:

The project was located in close proximity to 20” and 30” gas lines, requiring careful planning and execution of amenity placement and structure.

Family company started in 1987, has grown to leader in industry

APOPKA, Fla. (January 6, 2022) — As the clock ticked down to 2022, the leaders of JK2 Construction had a little more to celebrate. The family company officially entered its 35th year.

JK2 was started in 1987 by Paul Holmes, who wanted to control his career path and build a multi-generational business. Now, he’s realized that vision.

“To say I’m proud of where JK2 is now is an understatement,” Holmes said. “It’s incredibly rewarding to see the vision I had for this company when it was just me come to life—beyond my vision, actually. This company has grown and become a force in the construction industry, and we’ve done it by living out our values. It’s something that can be carried on by the next generation.”

JK2 Construction is a leading general contractor in Central Florida, specializing in design-build, commercial, retail, entertainment, restaurant, industrial and amenity projects. The company has worked on some of the area’s most iconic construction projects over its three decades, including Universal Studios’ iconic entrance arch.

But while the company is celebrating 35 years, the journey wasn’t always easy, Holmes said. Founded as JK2 Holmes Constructors Inc., Holmes was the only employee, with his wife, Joan, stepping in to do the books. During the Great Recession, too, Holmes and other principals took minimum wage and even cleaned the bathrooms to make ends meet.

JK2’s innovative spirit is part of what spurred the company forward. In 2008, JK2 took a risk in bringing theming and custom fabrication in-house, starting what would eventually become JK2 Scenic. JK2 Scenic spun off into its own, separate company in 2017.

JK2 Construction also continued its growth by building on relationships with industry partners and expanding its core services. The company has built solid relationships with partners such as Tramell Webb Partners; Pulte Homes; and Clifton, Ezell and Clifton. JK2 Construction has also built a niche in work with the theme parks, as well as in amenity centers for national home builders.

The company has also been rewarded for its commitment to excellence. JK2 has received a bevy of Eagle Awards, the top industry recognition from the Associated Builders and Contractors of Central Florida. JK2 companies honored with 3 awards for Excellence in Construction

JK2 Scenic, JK2 Construction honored by ABC Central Florida

APOPKA, Fla. (November 1, 2021) —The JK2 family of companies has a reputation for excellence in the construction industry—and that reputation is growing. Both JK2 Scenic and JK2 Construction were honored with Eagle Awards for Excellence in Construction by the Associated Builders and Contractors of Central Florida for the fourth year in a row.

Both companies were honored for their work on the Loews Royal Pacific Resort Lobby, which they worked on together. Additionally, JK2 Scenic was honored for its work on the Bourne Stuntacular store.

“When I started JK2, I wanted this company to be built on relationships,” said JK2 Founder Paul Holmes. “While we’ve grown and expanded over these 30 years, I’m very proud that the reputation for excellence and integrity remains a core of every project we work on, and that is reflected in this recognition from our industry.”

Both JK2 Construction and JK2 Scenic were honored for work on the Loews Royal Pacific Resort Lobby, which included a complete renovation of the Orchid Lounge and the creation of a new grab-and-go food area, Tuk Tuk Market. JK2 Construction completely demolished and reconstructed the spaces, including interior finishes, HVAC and electrical distribution, framing, drywall and more. JK2 Scenic added finishing touches, including fabricating stone-cladded reception desks and the impressive main bar and center bar island.

JK2 Scenic also took home an Eagle Award for its work on the Bourne Stuntacular store, which replaced the former Five & Dime at Universal Studios Florida. JK2 Scenic completed the retail wallbays, which include LED lighting, as well as shelving, nesting tables, floor fixtures and the POS station.

The Eagle Awards are presented yearly by ABC Central Florida in recognition of truly excellent projects.

This is the fourth year in which both companies have received honors and the sixth year in which JK2 has been recognized. The companies have received 22 awards during that time.

The ABC EIC award ceremony took place Saturday, October 30, at the Omni Orlando Resort at ChampionsGate.

 Position Overview: 

The Construction Estimator is a critical position at JK2 Construction. The Construction Estimator is responsible for evaluating bid specifications and drawings, prepare accurate estimates for projects by gathering information and analyzing important metrics, and provide knowledge of cost and benefits that support profitable business decisions. 

 Principal Duties and Responsibilities: 

  • Analyze and interpret architectural and engineering plans to determine scope of work 
  • Identify and quantify cost factors, such as production time, materials, and labor expenses 
  • Obtain bids from vendors and subcontractors by specifying materials and scope of work, identifying qualified subcontractors, and negotiating price 
  • Collaborate with engineers, architects, clients, contractors and subcontractors on estimates 
  • Perform material take-offs 
  • Recommend ways to make projects more profitable – value engineering 
  • Assist in the development of project milestone schedule for the project 
  • Understand and evaluate project risk 
  • Assist with a variety of other responsibilities, both in the office and in the field

Both divisions take home Eagle Awards from ABC Central Florida

APOPKA, Fla. (October 20, 2020) — The JK2 family of companies aims to deliver excellence on every project they complete. Now, they have been honored for five outstanding projects by the Associated Builders and Contractors of Central Florida.

JK2 Construction was honored with two Eagle Awards for its work on the Bigfire restaurant and the TODAY Café, and JK2 Scenic received accolades for its work on the Brownwood Hotel & Spa in The Villages.

The companies each also won an Eagle Merit award. JK2 Construction was honored for its work on the Orlando City Soccer Training Facility, and JK2 Scenic was recognized for its work on Universal’s Surfside Inn & Suites.

The awards are given by ABC Central Florida, a top trade organization, in recognition for truly excellent projects.

The first is a restaurant located at Universal CityWalk, where JK2 Construction was responsible for the demolition of the former Emeril’s restaurant and complete build out of the new Bigfire American Fare; including a state-of-the-art kitchen, seating areas, balcony and exhibition grill. The company also received an award for work on the TODAY Café at Universal Studios Florida, repurposing an existing space and turning it into an eatery that mirrors the set of NBC’s The Today Show.

JK2 completes renovation projects at Universal Orlando Resort

Companies work together on Bourne Stuntacular shop, Loews Royal Pacific Resort

APOPKA, Fla. (June 23, 2020) – As visitors explore the newly reopened Universal Orlando Resort, they might notice a few updates, courtesy of a family of local construction companies.

The JK2 companies recently worked together on the renovation of the Loews Royal Pacific Resort’s Main Lobby, including a compete renovation of the Orchid Lounge and creation of the Tuk Tuk Market, as well as the store for the recently opened Bourne Stuntacular show. JK2 Construction served as the general contractor for both projects, and JK2 Scenic added impressive finishing touches.

“We’re proud to be a longtime partner of Universal Orlando and to have contributed to so many iconic structures in Central Florida,” said Paul Holmes, founder of JK2. “It’s even more rewarding when our two divisions can work together to bring these spaces to life for visitors to enjoy.”

The renovation of the Loews Royal Pacific Resort Main Lobby and Orchid Lounge involved a complete demolition for JK2 Construction, including mechanical, electrical, plumbing and a slab scan. The contractor then reconstructed the spaces, including interior finishes, custom book matched hard surfaces, lighting and dimming packages, HVAC and electrical distribution, framing, drywall, painting, slab pour back and more.

JK2 Scenic added finishing touches to both spaces. In the lobby, JK2 Scenic fabricated stone cladded reception desks, as well as custom rift-cut white oak furniture. In the Orchid Lounge, JK2 Scenic was responsible for several woodwork pieces with specialty integrated stone cladding, including the impressive main bar and center bar island, metal feature cabinet, TV bar wall with two book matched stone patterns and more.

The companies also worked together to relocate four desk areas and create a grab-and-go food area, Tuk Tuk Market. The space draws inspiration from both food trucks and traditional island architecture, featuring wood wall cladding, banquette seating, custom menu boards, unique floor tiles and more. The market serves up coffee and quick bites, from breakfast to dessert.

The Bourne Stuntacular store project involved the renovation of the former Five & Dime shop. JK2 Construction completed select demolition of the interior, mechanical and electrical systems. The company also handled reconstruction, including interior finishes, a custom chandelier, LED light columns, lighting and dimming packages, HVAC and electrical distribution, storefront doors and exterior finishes.

JK2 Scenic completed the retail wallbays with LED accent lighting, shelving, nesting tables, floor fixtures and POS station.

JK2 has worked on a number of recent projects at Universal Orlando Resort, including the Fast & Furious—Supercharged retail store, Bigfire restaurant, Voodoo Doughnut, Toothsome Chocolate Emporium & Savory Feast Kitchen and Loews Sapphire Falls Resort.

In addition to completing work for theme parks, JK2 Construction and JK2 Scenic have worked with themed restaurants, national home builders and major hotels.

Not All Heroes Wear Capes

We have all been required to make adjustments in our everyday lives due to COVID-19, but one area you may not have considered is the nation’s vital blood supply.

As social distancing has become the norm and people are staying home, there have been an unprecedented amount of blood drive cancellations. Luckily, local Florida blood center OneBlood has not given up. Instead, by taking the necessary precautions to help prevent further spread of coronavirus, OneBlood has continued to make donating blood a safe and comforting process.

JK2 Construction and JK2 Scenic were proud to have recently partnered with OneBlood to host the Big Red Bus for a blood drive. They have always been dedicated to giving back to the community and there’s no better time than now.

According to the National Center for Biotechnology Information, CP is obtained by collecting whole blood or plasma from a patient who has a survived a previous infection and developed humoral immunity against the pathogen responsible for the disease in question.

Company named to Gator100 list for fourth time

APOPKA, Fla. (March 3, 2020) – Many JK2 Construction employees got their start at the University of Florida. Now, the company has been honored for how far it has come by the university itself.

JK2 Construction was named to the elite Gator100 list for the fourth time because of its incredible growth.

The Gator100 awards, in their sixth year, recognize the 100 fastest-growing businesses in the world that are owned or led by alumni of the University of Florida. The list comprises some of the most innovative and successful businesses in U.S. and beyond.

“I’m incredibly proud to be a UF alumnus,” said Paul Holmes, founder of JK2. “I know what I learned there gave me the foundation to build my business, and UF gave many of my staff members the tools they need to do the work we do every day. To be recognized among other outstanding alumni businesses is truly an honor.”

The honorees are chosen and ranked based on compounded annual growth rate (CAGR) over a three-year period. To qualify, companies must have been in business for at least five years and had revenues of $250,000 or more every year since 2016. From January 2016 to October 2019, a UF alumnus or alumna must have owned 50 percent or more of the company, or have served as chief executive, or have founded the company and served on the senior management team. Ernst & Young calculates the CAGR. Hundreds of companies apply for the honor each year.

“The Gator100 honors UF alumni from across the university who are founding and growing amazing companies around the country,” said Matt Hodge, Associate Vice President for Development & Alumni Relations at University of Florida Advancement. “It’s an incredible affirmation of the innovative and entrepreneurial spirit of the Gator Nation.”

Representatives from JK2 Construction attended the awards ceremony in Gainesville on February 28, 2020. The company was ranked No. 61 with a CAGR of 35 percent, up from a ranking of 85 and CAGR of 29.46 percent last year.  

This growth reflects a record year in 2019 for JK2 Construction. JK2 saw its highest revenue growth since the Great Recession and its second highest revenue mark in its 33-year history. JK2 Construction also completed several banner projects for theme parks and national home builders in the last year and took home three Excellence in Construction awards from ABC Central Florida.

JK2 celebrates record year

Central Florida construction companies saw revenue growth, signature projects

APOPKA, Fla. – The JK2 family of companies is proud to announce the celebration of a record year in 2019.

JK2 saw its highest revenue growth since the Great Recession more than a decade before and its second highest revenue mark in its 33-year history.

The outstanding growth was fueled by several landmark projects for the brand, as well as strategic expansions in key areas of expertise including hotels, theme park construction and clubhouse amenity centers.

JK2 awarded 8 Eagle Awards for Excellence in Construction

Both divisions honored by Associated Builders and Contractors

APOPKA, Fla. – JK2 has once again been recognized for its outstanding work in the construction industry in Central Florida—this time with an incredible eight Eagle Awards from a top trade organization.

JK2 Scenic received five awards for Excellence in Construction with two merit awards. Three of the four projects considered for the “Project of the Year” award belonged to JK2 Scenic. JK2 Construction received three awards for Excellence in Construction.

The awards, known as Eagle Awards, are given by the Central Florida Chapter of Associated Builders and Contractors.  They are presented annually to members of ABC Central Florida, recognizing top workmanship that raises the level of construction standards.

The company’s two divisions worked together on two of the projects—Universal CityWalk’s Voodoo Doughnut and the Orlando Science Center’s collaborative workspace, The Hive: A Makerspace.

On the Voodoo Doughnut project, JK2 Construction handled the demolition and interior build-out, including a fully operational kitchen. JK2 Scenic then added finishing touches, from the decorative props to the famous rotating doughnut cabinet.

On the Orlando Science Center project, the two again worked together to transform a space. JK2 Construction managed the entire design and renovation of the project, completing the demolition and interior build-out. JK2 Scenic manufactured custom millwork, including storage cabinets, work spaces countertops, bins and wall art.

JK2 Scenic also won Eagle Awards for its work on SeaWorld Orlando’s Sesame Street Neighborhood, Novel Lucerne apartments, and a Lake Nona office project. The company received merit awards for work on Margaritaville Resort Orlando and for the retail space at Universal’s Aventura Hotel.

JK2 Construction received another Eagle Award for its work on the Jack Nicklaus Clubhouse in Reunion. For this project, JK2 Construction built an underground cart storage, fully-equipped fitness center, full-service restaurant and bar, golf pro shop and a member sales center. It was completed after just 11 months, three months ahead of the already tight deadline.

The awards ceremony took place on Saturday, Oct. 26, 2019, at the Hyatt Regency Orlando.

JK2 family of companies sponsors service dog in training

The JK2 family of companies is devoted to giving back to its community and is always on the lookout for ways to bring positive change into the world. Recently, the companies have partnered with Canine Companions for Independence to sponsor a service dog in training, who they have fittingly named JK2.

Canine Companions for Independence is a nonprofit devoted to enhancing the lives of people with disabilities by providing highly trained assistance dogs and support, with no charge to them. The nonprofit knows the pups aren’t just the eyes, ears, hands or legs of their owners, but their best friends.

Over the next 18 months, a volunteer puppy raiser will provide JK2 with a safe home and everything he needs to be the best service dog possible. The volunteer will take him to special obedience classes, serve up a healthy diet, and most importantly, give him lots of love. The JK2 family of companies will handle all of the dog’s expenses, from purchasing food and sponsoring his training classes to covering vet visits.

After JK2 is trained, he will have the opportunity to help a person in need.  He will be the loving sidekick for a wounded veteran, child or adult with disabilities.

JK2 Construction completes work at new Universal Orlando Resort restaurant

Guests can now enjoy Bigfire at Universal CityWalk

ORLANDO, Fla. (August 29, 2019) – Campfire food just got a gourmet update with Universal Orlando Resort’s latest restaurant, Bigfire—and a leading Central Florida contractor helped bring the look to life.

Bigfire, located in the heart of Universal CityWalk, brings guests back to lakeside family vacations, with the emphasis on open flame cooking. A new exhibition kitchen allows guests to watch their meals being cooked on a custom-built grill over an open flame within view of the main dining area.

JK2 Construction saw the project through from demolition of the existing venue to completion of the new dining experience. The company was charged with demolition of all interior components, all existing electrical and mechanical systems, many exterior walls and storefront. JK2 then built out the new space, including a complete state-of-the-art kitchen, additional seating areas, balcony seating and exhibition grill.  Structurally, JK2 expanded the balcony area seating and the waterfront dining area. The firm also constructed essential operational aspects for the full-service kitchen and modern bar.

All of the handcrafted custom seating, banquettes and wood interior finishes were made of reclaimed barn wood. Other finishing touches included new flooring throughout, floor to ceiling storefronts and a private dining area.  All work, deliveries, and equipment had to be scheduled during non-park hours of 3 a.m. to 6 a.m. and cleaned before guest arrival.

JK2 Construction completes Jack Nicklaus “Golden Bear” clubhouse in Reunion, Florida

One generation to the next

REUNION, Fla. (March 29, 2019) – At a young age, it’s not uncommon for brothers to play with building blocks together – but few get the chance to turn it into a career.

JK2 Construction, a family owned business, is passing one generation of brothers’ work to the next. Recently, siblings Garrett and Tucker Holmes came together to complete the Jack Nicklaus Clubhouse, their first major project as a professional team.

The grand clubhouse in Reunion, Florida, features two stories, and 17,000 square feet of beautifully designed space. For the project, JK2 Construction built an underground cart storage, fully-equipped fitness center, full-service restaurant and bar, golf pro shop and a member sales center.

Originally, the clubhouse was scheduled for 14 months of construction, but the client requested it be finished by the start of peak season. Under the leadership of the brothers and diligence of the team, the Jack Nicklaus Clubhouse was completed in just 11 short months!

JK2 Construction was founded in 1987 by Paul Holmes. Always a family man, Paul brought his brother Michael on staff to help establish and grow the business, along with business partner Rick Amundson. Garrett and Tucker, Michael’s sons, then joined the business, and Paul’s daughter, Julie, now leads JK2 Scenic, the other business in the JK2 family of companies.

APOPKA, Fla. (Feb. 25, 2019) – The JK2 family of companies is ready for a celebratory Gator Chomp. Both JK2 Construction and JK2 Scenic were named to the elite Gator100 list for the third time based on their impressive growth.

The award recognizes the 100 fastest-growing businesses worldwide that are owned or led by alumni of the University of Florida. The list, which is presented by the UF Alumni Association, in partnership with the UF Entrepreneurship & Innovation Center, is in its fifth year.

To qualify, companies must have been in business for at least five years and had revenues of $250,000 or more every year since 2015, or for the past three full fiscal years. From January 2015 to September 2018, a UF alumnus or group of alumni must have owned 50 percent or more of the company, or have served as chief executive, or have founded the company and served on the senior management team.

The honorees of the Gator100 list are chosen based on a company’s compounded annual growth rate, or CAGR, over a three-year period. The JK2 family of companies made the list out of hundreds of companies that applied.

“The University of Florida was an integral part in preparing several of our team members, myself included, to do the work we do in the construction industry,” said Paul Holmes, founder of JK2. “To be recognized for that work by our alma mater is an incredible honor.”

This is JK2’s third time making the prestigious list. Since JK2 Scenic was spun off into a separate company last year, this is the first year both companies made the list on their own. JK2 Construction was ranked No. 85 with a CAGR of 29.46 percent, while JK2 Scenic was ranked No. 70 with a CAGR of 34.34 percent.

As a combined company, JK2 was ranked No. 45 in 2017 and No. 72 in 2016.

Both companies have experienced an extraordinary amount of growth over the last few years. JK2 Construction has completed several notable projects at Universal Orlando Resort, the Orlando Science Center and several amenity centers for national home builders. JK2 Construction and JK2 Scenic came together to complete a new exhibit at the Orlando Science Center.

The Hive: A Makerspace is over 3,000 square feet of collaborative work space in which children can use high-tech tools and real materials to design and build their own projects.

JK2 Construction was brought on to manage the complete design and renovation of the construction project. The company worked closely with the architect and Science Center team to come up with a vision for the space and make it blend seamlessly with the existing design of the building. JK2 Construction completed the demolition of the existing space and managed the build-out of new framing, drywall, carpet, and painting of the newly created Makerspace. In addition, the company worked to safely and effectively relocate mechanical, electrical, plumbing and fire safety elements while working around guests and operational constraints of the facility.

After JK2 Construction completed the interior build-out, JK2 Scenic turned the project into a functional, inviting space for children to create in. JK2 Scenic manufactured all the custom millwork for the project, including the cabinets used for storing building materials, supplies and tools. The unique hexagonal shelves, storage bins and wall art JK2 Scenic constructed for the project not only bring The Hive to life, but will also serve as inspiration to those who use the space for years to come.

The Hive, presented by the Isaacs Family, allows children 8 and up to turn their creative ideas into reality. The exhibit is now open on Level 3 of the Orlando Science Center.

Local construction leaders partner on popular Universal CityWalk shop

ORLANDO, Fla. (July 31, 2018) — JK2 Construction and JK2 Scenic, leaders in the Central Florida construction industry, came together to complete the delightfully weird and sinfully delicious Voodoo Doughnut shop at Universal’s CityWalk in Orlando.

For this 2,418-square-foot project, JK2 Construction completed everything from demolition of interior components, exterior walls and storefront to constructing a fully operational kitchen. JK2 Construction was charged with building a chef’s office, viewing kitchen, a display line and POS stations, both fixed and mobile. The construction company also added a new lighting and dimming package, A/C distribution, automatic opening entry doors and elevator access to the restaurant. In addition, JK2 Construction added flooring, storefront windows, architectural aluminum finish, built-in banquettes, custom seating and multiple specialty finishes.

After JK2 Construction completed the interior build-out, JK2 Scenic added the “wow factor” with the final touches that brought the signature style of Voodoo Doughnut to life. JK2 Scenic fabricated decorative props, the POS service station and display line, custom display shelves, and the famous rotating doughnut cabinet, which showcases the crazy-flavored doughnuts in the center of the sales floor.  All of the eclectic art and show pieces, bringing the creatively weird and edgy space to life, were coordinated, purchased and installed by the JK2 Scenic team.

Scope:

JK2 Construction remodeled an existing 6,588-square-foot space that retained the original exterior appearance of “The Garden of Allah” hotel and villas in Hollywood. The interior of the finished product became a clean, high-tech space with custom finishes needed for the lab’s operation. JK2 Construction handled demolition of select existing structures and complete interior demolition, including electrical and mechanical systems, and new construction. The building was entirely re-purposed with impressive results.

Challenges:

While the exterior of this project retained its appearance, the complete change inside meant JK2 Construction had to overcome many obstacles. First, the project is located in the middle of Universal Studios Park. This meant the job trailer was a quarter mile away, and workers had to be bussed to and from the project site. We also had to complete construction while the rest of the park remained open. Because of the timeline of the project, we had to juggle installations in the final weeks of the project with drywall, mechanical and electrical. We also overcame several challenges related to locating and relocating existing stormwater, sanitary, chilled water, domestic water and gas lines, as well as structural supports that were needed for a new air handler unit. Even so, JK2 was very proud to complete work on time and to the client’s liking.

APOPKA, Fla. (Dec. 11, 2017) — JK2 Construction, a leader in the Central Florida construction industry, recently completed work on a luxury community clubhouse in Orlando’s growing tourism corridor.

The clubhouse is part of Pulte Home Corporation’s Ruby Lake development off Turkey Lake Road. The nearly $2 million project features a 5,241-square foot building that includes a fitness area, community room, bathrooms and an office. JK2 also constructed a large community pool with a children’s splash pad and water features, a community mail center and a tennis court.

The amenity site is situated on 1.27 acres on a lakefront, and residents are able to sit poolside and see the Disney’s nightly fireworks. A dock for residents to enjoy is planned for the future.

This is the latest in a string of projects JK2 has completed for premier home builder Pulte Home Corporation.

“Pulte Home Corporation knows what residents in Orlando’s growing communities want,” said Paul Holmes, JK2’s president and founder. “Our design-build approach allows us to produce these quality centers quickly and affordably while they focus on constructing homes for their clients. OBJ Features JK2’s Anniversary

JK2 Construction & Scenic entered its 30th year with revenues over $10 million and 12 percent growth over last year. The Apopka-based business has been named among the fastest growing companies in Central Florida, and it has numerous accolades, including several Excellence in Construction ABC Eagle Awards and a ranking among the GrowFL Florida Companies to Watch.

But it wasn’t always that way.

When Paul Holmes started JK2 Construction in 1987, he was the only employee. He dreamed of controlling his own career path and starting a business that could be multigenerational.

In the height of the Great Recession, company principals took pay cuts down to minimum wage and built the business back from reserves. The years of hard work and investment have paid off. JK2 Scenic has grown revenues by more than 1,000 percent since 2013, and JK2 has a multi-million-dollar roster of projects, including work for national homebuilders and area theme parks. The company now has more than 40 employees, and a second generation has entered the business, with Holmes’ daughter, Julie, as a principal and Vice President of JK2 Scenic and nephews Tucker and Garrett with JK2 Construction.

Ruby Lake Amenity Center

Scope:

Constructing the Ruby Lake Amenity Complex facilitated space for this upscale community to engage and relax with a new clubhouse, pool, splash pad, fire pit, sports courts, mail kiosk and dock. 5,241SF clubhouse overlooks beautiful Ruby Lake and includes a porch with seating areas and covered walkway, community room, fitness center, offices and restaurants for guests. A large community pool of 2,377SF has an adjacent and separate splash pad. The project finished with the construction of a 75FT dock for residents to enjoy their lake. 

Challenges:

This project encompassed a time sensitive 6-month timeline to meet the client’s schedule so the first phases of houses could be sold. The lake adjacent to the property is a nature preserve, so extensive dealings with the EPA regarding the environmental impacts of the project were coordinated and managed and fulfilled. At contract acceptance finishes were not selected, so JK2 worked diligently in assisting the owner to procure and determine the finishes.

Company recognized among innovative Gator-led businesses for second year

ORLANDO, Fla. (Feb. 14, 2017) – JK2 Construction & Scenic has been named to the elite Gator100 list for the second year in a row based on its outstanding growth.

The annual Gator100 list honors the 100 fastest-growing businesses in the world that are owned or led by alumni of the University of Florida. This is the third year for the awards, which are sponsored by UF, the Warrington College of Business and the Entrepreneurship & Innovation Center.

To qualify, companies must have been in business for five years or more and had revenues of $250,000 or more in 2013. From January 2013 to October 2016, a UF alumnus or group of alumni must have owned 50 percent or more of the company, have served as chief executive or have founded the company and served on the senior management team.

Companies are ranked by compounded annual growth rate, or CAGR, over a three-year period. JK2 Construction & Scenic made the list out of hundreds of companies that applied.

JK2 was ranked 45 with a CAGR of 48.22 percent, up from number 72 in 2016. Both JK2 Construction and JK2 Scenic have experienced incredible growth over the last few years. Meanwhile, JK2 Scenic has grown revenue by 1,000 percent since 2013 and has recently completed major projects at both Universal Studios Orlando and Disney Springs.

JK2 Construction wins Eagle Award for work on NBC Media Lab

APOPKA, Fla. (Oct. 10, 2016) — JK2 Construction, one of the divisions of the family-owned JK2 Construction & Scenic, has been recognized for Excellence in Construction by the Central Florida Chapter of Associated Builders and Contractors for its work on the NBC Media Lab at Universal Studios Florida.

The ABC recognizes outstanding projects built each year with the award, called an Eagle Award. JK2 Construction served as the General Contractor on the project.

“JK2 Construction has been part of Central Florida’s construction industry for nearly 30 years,” said Paul Holmes, JK2’s president and founder. “It’s always an honor to be recognized as the best among our outstanding peers.”

As part of the NBC Media Lab project, JK2 oversaw selective demolition of existing structures, as well as new construction and the complete interior renovation of an existing structure.

When complete, the 6,588-square-foot building retained the original exterior appearance of “The Garden of Allah” hotel and villas in Hollywood, but the interior included clean, high-tech finishes needed for the lab’s operation.

Loews Sapphire Falls Resort

JK2 Construction & Scenic work together on new Universal Orlando resort lobby space

Orlando, Fla. (Sept. 7, 2016) — As guests walk up to the Loews Sapphire Falls Resort at Universal Orlando, they are transported to an island paradise complete with waterfalls and lush landscaping.

JK2 Construction & Scenic helped contribute to that feel in the hotel’s lobby.

Both divisions of the Apopka-based company worked together to build out a 3,200-square-foot space in the lobby of Universal Orlando’s new Caribbean-themed resort on Adventure Way.

As part of the work, the Construction Division built out the shell, providing framing and drywall finishes, electrical and air conditioning, storefront glass, fire sprinklers and alarms and finish paint.

JK2 Scenic, the company’s other division, provided the finishing touches, adding wood siding, beams, display walls, themed floor fixtures, specialty doors and custom shutters that fit with the island vibe.

The space will serve to provide guests added comforts and convenience during their stay.

The first guests checked into the 1,000-room hotel in July.

GrowFL is an economic development program aimed at helping second-stage growth companies prosper in the Sunshine State. JK2 was one of 50 companies statewide that made the list. It was selected out of more than 500 nominees.

Hello Kitty retail experience

Orlando, Fla. — (April 11, 2016) — Fans of the Japanese cartoon feline with the famous bow can soon say hello to Hello Kitty in Orlando, thanks to a major renovation at Universal Studios headed by JK2 Construction.

The company, a leader in Florida’s construction and building industry, served as general contractor for the work on the more than 5,000-square-foot space, which now houses the Hello Kitty interactive retail experience, as well as a Betty Boop store and a Universal area.

The building features about 3,000 square feet of Hello Kitty space, decorated with bright, animated characters. At the center, there is just under 1,000 square feet of Universal retail space, and further along, there is about 1,000 square feet of Betty Boop space, decorated in the animated character’s signature red and black.

The space was originally the home of an attraction centered on memorabilia from the TV show “I Love Lucy.”

Rick Amundson, the vice president of the Construction Division, said JK2 headed up the more than $1.5 million renovation of the space.

“The only thing we left were the walls and roof,” Amundson said.

JK2 also made some changes outside, updating the building’s façade.

“We’ve been doing this type of work at Universal Studios for almost 30 years,” said JK2 President Paul Holmes. “This is just another completed job in a long line of exceptional projects, and we’re proud of that.”

The company also built the famed Universal Studios Orlando archway entrance.

JK2 Construction completes work on Lakeshore Community Center

Local industry innovator constructs amenity center for Pulte Homes’ new community in St. Cloud

JK2 Construction, a leader in Florida’s construction and building industry, has completed the new amenity center at Lakeshore at Narcoossee in St. Cloud.

The Lakeshore Community Center consists of a 5,416-square foot building situated on 3.4 acres. Key features of the center include a clubhouse with a fitness center and meeting room, pool, mail kiosk, dog park, half basketball court, picnic area and tot lot.

JK2 teamed up with Winter Park’s PVK Architects on the design-build project, which is the latest in a string of projects with premier home builder Pulte Homes.

“This is our third community center for Pulte,” JK2 President Paul Holmes said. “Our expertise in the design-build approach of quality amenity centers allows Pulte to focus on revenue-generating home construction.’’

Lakeshore at Narcoossee is a gated, lakefront community with access to Fells Cove and East Lake Toho. The community offers three series of home designs, starting in the low $200s. The community will consist of 208 townhomes and 208 single-family homes.

The ongoing collaboration between JK2 Construction and Pulte Homes has resulted in clubhouses at Royal Estates of Orlando and Lakeview Pointe in Winter Garden. JK2 has previously completed similar residential community projects for Starwood Land Ventures, Winter Garden’s Orchard Hills Community, Summerlake Community in Windermere and Hickory Hammock Community.

Harmony Recreation Center

Harmony Recreation Center in Harmony community

JK2 Construction, a general contractor and construction management firm, will oversee the building of Harmony Recreation Center within the Harmony community south of Orlando.

The Harmony Recreation Center will include a 6,240 square foot building containing a fitness center, recreation room, community room, kitchen, men and women’s restrooms, breezeway, conversation porch and ramada with outdoor fireplace situated on a 2.43 acre lot.

The center amenities will include a resort style zero entry pool, spacious sun deck, gazebo, and two tennis courts.
